FHA Maximum Loan Limits 2021
NewRez LLC "NewRez" Approved Correspondent Clients: please note that FHA has announced the 2021 Calendar Year (CY) nationwide limits and the individual county loan limits, effective for FHA case numbers assigned on or after January 1, 2021.
The FHA mortgage loan limit thresholds for low-cost and high-cost areas will increase in 2021 to the amounts listed below by property size.

Most counties will have increased mortgage loan limits in 2021 from 2020. In 125 counties, FHA’s loan limits will remain unchanged from 2020.
Maximum county loan limits can be found at the following FHA link. NewRez systems have been updated to reflect these limits, however, AUS systems may not automatically reflect 2021 loan limits until January 2021. In cases, where the AUS does not recognize a 2021 loan limit, NewRez associates and clients can proceed with evidence from the FHA Mortgage Limits Search Tool that the loan amount is in compliance.
As a reminder, FHA mortgage loan limits apply to Base Loan amounts and can be exceeded by the financed UFMIP amount for the loan.
